Lynnfield 40R Zoning
The Town of Lynnfield hired Concord Square to work for the community as they pursued a public/private partnership with National Development to design a 40R zoning bylaw and design standards for the Colonial Golf Course. After two community visioning workshops, numerous public hearings, and various working meetings with municipal officials and staff, the 40R district bylaw was approved at Town Meeting in April of 2007. Accompanying Design Standards were adopted by vote of the Planning Board. Concord Square was also involved in the negotiations of the development agreement between the Town and the developer. The 80-acre site is now zoned for up to 180 housing units and will be a walkable mixed-use development including nearly 500,000 sf of retail and office space centered around a new village green.
More recently, Concord Square was retained by the Lynnfield Planning Board to facilitate their review of the proposed “Meadow Walk” application for development. Concord Square conducted a review of the submitted application for consistency with the approved 40R Bylaw and Design Standards, and worked with the Planning Board staff to ensure a transparent public review process. Within its scope of work, Concord Square created and regularly uploaded new content to the Town of Lynnfield website.
On behalf of the Planning Board, Concord Square coordinated the review of additional peer review consultants on lighting and landscaping, and led the drafting of the Planning Board decision. On May 14, 2008 the Planning Board approved the proposed Meadow Walk Development Project by unanimous vote.
