The Petronelli

With downtown Brockton just steps away from home, residents can enjoy an interesting and entertaining lifestyle year-round. The building comes with an intriguing historical background as it was once the home of the Petronelli Boxing Gym where Marvelous Marvin Hagler, who became a world-famous middleweight boxing champion, did his training. The building underwent a complete renovation in 2023, providing residents with beautifully detailed apartments while maintaining an abundance of elegance and subtle charm.

When entering one of The Petronelli apartments, potential residents can expect a level beyond traditional floorplans. Each apartment stands out with its assortment of features and amenities designed with residents’ comfort and convenience in mind. Through expansive historical windows, residents enjoy scenic views of downtown Brockton, while high ceilings and wood floors complement the building’s architectural past.

Modern features accentuate the interior. Apartments are equipped with stainless steel appliances, a video intercom system, quartz countertops, an in-unit stackable washer and dryer, and a state-of-the-art HVAC system.

An on-site gym provides a secure and convenient location for workout routines. Residents also have access to the security of the Luxor One delivery package system and a locked storage area for important items. Each resident also has access to the online portal to request maintenance, which the property manager will address immediately. For added convenience, rent at The Petronelli includes air conditioning, heating, and hot water.

The Petronelli is just a short walk to Brockton’s commuter rail services, which takes about 35 minutes to reach Boston’s Seaport, Red Line, and South Station.

Project Description

28 Petronelli Way is an historic four story brick building in the center of downtown Brockton, with an elaborate Romanesque Revival façade.  It was built in 1890 as the St. Patrick’s Total Abstinence Society Building, and included a theater on the upper floor with a full balcony.  It had other community oriented meeting rooms on the second and third floors, and four retail spaces on the street level.  In the 1980s it housed the Petronelli Brothers’ boxing gym where World Champion Marvin Hagler trained.  28 Petronelli LLC, an affiliate of Concord Square Planning & Development, Inc., purchased the property in March 2019 from the City of Brockton.  Extensive work was immediately carried out to stabilize the building, cover the roof, and remove debris.  Complete structural renovation was completed in 2023, turning the building into 18 market rate apartments including 6 studios, 9 one-bedroom, and 3 two-bedroom units. Project financing included Historic Tax Credits, HDIP Tax Credits, a tax exemption agreement with the City, a construction loan, and Opportunity Zone eligible equity investment.
